Scenario
This mixed use property accumulated an abundance of open applications and unorganized filings. The buildings tenants over the years acted on behalf of their own spaces and not taking the entire buildings compliance into account. The issues amounted to a point where new tenants could not legally bring their space to comply with the Department of Buildings unless the entire property put itself in proper standing with the city.
Accomplished
- Coordinated to establish and maintain a valid Certificate of Occupancy for both the commercial and residential units
- Obtain new Certificate of Occupancy to reflect commercial uses and residential uses due to numerous apartment combinations and open Alteration Type One build-out applications
- Coordinated all construction inspections for open Alteration Type One applications and ensured drawings and application details all matched
- Obtained Place of Assembly Permits for eating and drinking establishment
Outcome
Crowns code consulting services ensured that the building was code compliant and saved the residential and commercial units time and money by coordinating with the coop board, commercial store owners and multiple architects to close out all open applications.
