  • A ground up multifamily rental apartment building including 45 units with a mix of 1, 2 and 3-bedroom units with rents affordable to families with household incomes between 30% and 80% of the Area Median Income.  Nine 1-bedroom units will be set aside as affordable independent residences for seniors (“AIRS Units”) pursuant to a special provision of the NYC Zoning Resolution. 

    The Project consists of 40,808 gross square feet zoning floor area across 9 floors in an L-shaped building with one centrally located elevator.  Amenities include centrally located laundry facilities, a rooftop terrace, a community room on the first floor, an additional community room for seniors in the cellar, bicycle storage and 10 at-grade residential parking spaces.

    The building will be constructed using ICF wall construction and a composite concrete flooring system. It will be fully accessible, will have adaptable units, will use Energy Star rated appliances and LED lighting in the units, and will meet Passive House Institute of US, Energy Star, and the Green Enterprise and Community Design Guidelines.
